Frequently Asked Questions

Lilac House has four bedrooms, three with queen beds and one with two twins.  That means that up to eight adults can stay.  Bring the kids too-- they don't count against the total.  There are two full baths, one with a tub and shower combo, one with a large walk-in shower. 

Unless we arrange other times, check-in is at 4 PM and check-out at 11 AM.  Check-in is by contactless self-check-in:  your door code will begin working at the time of check-in and is the last four digits of the phone number of the person who made the arrangement.  The security alarm is deactivated by the same code. 

Lilac House is located along Route 212, midway between Woodstock and Saugerties NY, and about an 8 minute drive from each. The exact address will be provided on booking.  You can arrive in the area by bus to the Woodstock bus station, but given the rural location, a car is highly recommended unless you prefer getting around by bike. Bicycle rental is available in Woodstock. There are Amtrak stations about 20 miles away in Hudson and Rhinecliff, and an airport in Newburgh New York.  To arrive, take exit 20 from Highway 87, follow the straightforward road signs to Rte 212.  Lilac House is about 5 miles along the road to Woodstock.  Look for the mailbox on your right just after you pass the glimpse of Artist Lake on the left.  

I  offer a full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking. After that, 50% refund up to 7 days before check-in. No refunds after that, I'm afraid. Exceptions may be made only if the property can be fully rebooked.  Refund policies may be different on other platforms or websites, and if you book through those other sites, the cancellation policy in force  on that platform at the time of booking will apply, and supersede the above policy. 

It is strongly suggested that you obtain travel insurance on booking that will reimburse you if you are unable to keep this reservation for a covered reason.

Aside from the nightly rental fee, which will vary from night to night and according to season, there will be a cleaning charge (that is less than I actually pay my cleaners.)  You may  be charged a security fee that covers insurance against damage .  You will pay local occupancy taxes which are have recently increased to approximately 10%. There is no pet fee, and there are no other hidden fees. Your total booking fees through this website should be approximately 10% less than if you booked through other online sites, but I encourage you to visit other platforms and confirm that this is so.  Prices for Lilac House change daily depending on occupancy in the neighborhood, events, demand, etc and I do not monitor them daily.  If you see that you are paying more than on another platform, TEXT ME so that I can remedy this and give you the approximately 10% discount you deserve. 

Clicking on the "Book Now" link on the home page will take you to my secure booking site.  It is fully SSL protected, and payments are processed through Stripe. You will make a deposit of one half of the total, and the balance will be collected two weeks before your stay.  Please be sure you understand the cancellation policies above. 

Your data will never be sold or shared. Your email may be used for promotional offers from ME only, unless you opt out of this. There are two EXTERIOR monitoring devices on the property that form part of the Ring security system-- one is a doorbell, and another may be set to monitor the garden or the second driveway, depending on need.   THERE ARE NO RECORDING OR MONITORING DEVICES WITHIN THE HOME OR IN ANY OTHER AREA WHERE YOU HAVE A RIGHT TO EXPECT PRIVACY, SUCH AS THE HOT TUB AREA.
